rental and sale prices-should they be posted?
 
some members have questioned posting prices of timeshares for sale or rent. we have three schools of thought. one is that by posting prices a price war can develop. the second is that by posting them you save the interested party a step or two in a search. the third is that it is up to each person to make a choice.

i want your opinions on this one. personally, i don't care which way it goes since i don't ever plan to rent or sell my timeshare, lol.

please vote on this and please also give a reason for your choices so we can understand why.

Although personally, I think it is helpful to have the prices posted, I don't think that there should be a rule that requires people who want to sell or rent their timeshare to post a price along with it.

Lora and I are on the same wave length I think....when we see a rental or sale listed that we think we might be interested in,
the first question I get from the husband is "How much do they want". So to have the prices listed from the get go would be nice and eliminate one step of the process.
So I went with an individuals right to choose....kinda sittin on the fence....:wink_smil. But I would prefer a price...and I would list one also.

Every TS rental websites that I know of do require rental/selling prices to be shown.
(See for yourself.... RE: Redweek.com, myresortnetwork.com, vacationtimesharerentals.com etc...)

It's time consuming for nothing not to show them, it's so much more efficient for both parties when they are accessible. There's always some "daydreamer" who thinks that the value of their TS has gone true the roof since they purchased or that they can rent/sell their TS for the same price the developer do.....

Time is precious.
The only thing that should remain private is the negotiation process, public price negotiation should not be allowed on the board.

Plus it gives everybody a fair idea of the market. I don't see a price war going on, an adjustment to the reality of the demand vs the supply maybe but that's not a bad thing.

I've seen in the past tenants giving different rental prices for the very same rental based only on who was asking...
I've seen renters skipping a rental because they weren't aware that the tenants has lowered their asking price since it was first requested...

In consequence, I'm in favour of pricing publication in the ads...:thumbs_up

Post prices. It is more convenient, saves people the back and forth of e-mailing, etc., and it also gives people who wish to rent their unit an idea of what the going price is. I don't see any price wars starting. If one prices their rental fairly, it is more than likely that it will get rented.

I voted #3 It should be up to the individual.

Now in my time on this board and the other Aruba Boards where they have Time share rentals and or sales I have seen some prices posted and others not.

Now to me I look at it this way for example

If I want to rent a 2 br for a week at CL ( Costa Linda for those that don't know the abbreviation) for say late July 20 -27 then If I see one listed for a price then I see one with no price during the same time . I don't see it as a big deal to get in contact with the owner of the unlisted price unit and find out what his price is. Could it make it a price war Yes possibly. depends on what the unit has and the view. The person with the listed price might just have the standard unit with the furnishings that came with the unit.

The one with the unlisted price they may have added newer appliances Maybe a 50 inch Plasma 3d TV or a or a surround sound stereo system Newer Fridge or a custom Bed . You find that out when discussing the price if you are intrested. I really have no preference But I will say that if someone does quote a price online then I know what kind of ball park numbers that it will be around for the unlisted .

Now if someone who has an unlisted unit available and when talking to him I find their price is like $500 dollars above the quoted price then I can question that person why their unit is so much more expensive. They may have a reason they may not.Then as the consumer I reserve the right of either accepting or refusing.:shades_sm

I think that rental and sales prices should be included. I also think it is important for the person who wants to rent a unit to be familiar with the layout of the resort.

At the present time, I am renting units. Some people have contacted me and have told me that there are other units available for a "cheaper" rental price. What the person doesn't know is that the "cheaper" rental is facing a parking lot or has a Thursday or Friday check-in.

When selling or renting any thing, the more info posted saves time and time is money.

Post the unit number, week, asking price and fees if any.

Yes I think they should always be posted. Like another member said, the other sites such as redweek, tug2net, vrbo, etc., all require that a price be listed. After an inquiry is made, the negotiations should be kept private. When I see a rental listed without a price or details such as resort, day of the week of check in, number of rooms or other pertinent info, I tend to avoid or ignore them. I think that owners think that by being mysterious they are forcing interested parties to contact them for more info and they can perhaps reel them in or something when in fact, the opposite is true, people tend to skip those ads.
Another comment I agree with is that some owners think or hope they can rent/sell their timeshare for what the resort does and that's just unrealistic. I read that people will complain that they can get the same kind of suite at the same resort for less and an owner said "that suite may be overlooking a parking lot and mine and oceanview" or something to that effect. That's not an argument for not posting price as all those details should be posted as well to explain the higher price and that becomes a moot point. Also, for me, I don't care about views or what floor I'm on as I tend to spend very little time indoors on vacation. It's basically a place to shower, dress and sleep and so I like to find a place quickly within my budget. Most of us already know what we want to spend so seeing prices makes it easier to weed through ads and find the right place for us. If something is posted for a higher price than my budget, I have the choice to read the full details that a good ad should have and contact the owner anyways. Perhaps we can agree on a lower price or I may pay more cause the place is really nice. Regardless, not posting a price and making all the back and forth work of emails makes me less likely to rent, not more curious.
Also, the concern of bidding wars is a thin argument for me as I did a lot of research and comparison shopping before renting my TS so I was very well aware of what a fair price was for the resort I wanted at that time of year. I don't get how a bidding war can start just because someone prices a lower price. The truth is, there are way more sellers than buyers and in today's economy. This makes an ideal situation for those of us looking to rent and a poor one for those owners. However, that's not anyone's fault and just life -which isn't always fair. Unfortunately, I have friends and family who own TS and they were sold them convinced that they could "easily rent them for a profit or sell them as they are so desirable and the wave of the future. Timeshares are how people vacation these days." Well either they were duped, not listening and nor talk to previous owners to find out the truth- TS are not a good financial investment.They seem surprised at the maintenance fees and other improvements fees levied on them yearly. Also, the fees increase.
At the end of the day, if you are an owner and hoping to make a profit off your TS, I wish you luck, I really do. But truthfully, you are competing with many owners who just want to get their maintenance fees covered and have less stress plus cheap people like me who are always looking for a deal. If I'm going to pay resort rates, I'll rent direct from the resort.

I voted to leave it up to the individual...that said, however, I will say that if the pertinent information is not posted it is likely to be ignored as a serious offering so I do think that it is in the interest of the poster to include all info...

Post the price....most know what they can afford and it eliminates needless emails and waiting or responses...
They should also post the current maintenance fee if selling....gives one an idea of what amount they are looking at

Kate, Elaine, I too agree. It is such a waste of time playing "email tag" trying to get information that should be posted up front. JMHO!!!

It's actually a very simple answer. When you go to buy or rent anything, does price factor into your decision when you know exactly what you want? It's called market supply meets market demand. Some delusional timeshare owners are under the impression they can get 2006 prices for their units while others just put them on for their dues or whatever they can get. I just picked up a week 45 at Costa Linda for the owners dues which is reasonable. Just IMHO.

I'm not sure if I would "require it", but I will tell you from a consumer's point of view, if the price isn't listed, I'll usually just skip over it. So I think I would strongly recommend it if you want to rent/sell.

How often do you shop at stores or restaurants where there are no posted prices.

Just my opinion.
