One Happy Island Summer house

After our first holiday in Aruba, we are considering purchasing a small house. How difficult is it? We live in Ireland.
Any advice would be much appreciated. Thank you

Boy do I have news for you. . . . .

My wife and I are going back to the island the first week of October to finalize HOUSE plans for our new home. We bought a lot about 1 mile inland from the Marriott hotel. We were the first to buy land in a new develoment of 52 lots. The development is now under construction with about 20 homes being built. We bought a 6,500 sq foot lot and are building a 2 story, 3 bedroom, 2 bath home. We hope to start actual construction November 1 with completion April 1, 2007. . . . Needless to say, we are both very excited. .. . .

I will tell you, if are are looking to buy, be sure you OWN the land and it is not a land lease with the government.

We delt with Better Homes who are developer / builders with a good reputation on the island. They have been very helpful and seem to want to make us happy with our plan changes. Very easy to deal with even with e-mails and faxes. . . . The web site for them is www.betterhomesaruba.com. . . . .

Can you please tell, were you bale to get a mortgage/home loan from a local bank or did you ‘bring in the cash’ from your country of residence?

Hi again,

We did look into the Bank Of Aruba and they will finance but the rate is a little high. We are selling some of our investments to pay for it at time of completion. We also talked to our bank in the states and they would finance it also as a personal loan. Again the rate was high. Hard to get a mortgage in the states for a home overseas. . . .

Oh, as another side note, Sunshine Realty was our real estate broker when we started looking. Susan Van Lier is the owner / broker and was very nice and help us alot during the whole process. . . .

I want to faint when I see that the two-story Prima Vera house (very nice looking) costs half of my new home in Jersey and is larger. Insane! I'd love to live there. You are a lucky person!

Tom and Pam,
Can you say why it isn't a good idea to lease the land as apposed to owning it? Seems that there are properties were the land is lease only and this is common. Any implications when selling?

Hi gang,

We did look at homes that are on leased land. The realtor we had did not think that for us, it was a good idea. With owning the land outright, it would be no problem setting up a trust for our kids or passing it along in a will. The lease land, I believe, has some restrictions on it. Now that is just a guess on our part as we did not want to get involved with a land lease and did not research it very much. It may be an OK thing, but like I said we were not interested in it just a preference on our part. You are right that many of the homes on the island are on land lease but I am not sure how the government sets the fees or how often they can change them. . . . Besides, we want to own it and not worry about additional fees. . . . Just old yankee feelings of ownership I guess. . . . . .

Great website and tons of models to choose from. With the pricing on the website, is that leased land only pricing or do the prices include the out and out purchase of the land? Thanks for any info. My parents are looking for a vacation home.

The price shown for the houses is the house only. You need to look at the sites for land and add that to the house price. You do own the land at the development we picked. I am not sure about the others but I assume you own the land on those also.

It's good to hear that Better Homes is good to work with. We are going down this Saturday to finalize our plans and sign the contract to start building. We found Better Homes to very helpful, friendly and easy to work with. We recommended tham to our friendsand 4 other couples have bought land and home packages on our recommendation from them also.

If anyone is on the island next week ( 9/30 to 10/7 ) we will be at the Divi Divi without a cell phone (different posting). . . . .

Happy New Year to you both.
It has been a few months since your last posting on this thread. How are the house plans? Has the work started? We have contacted Better Homes Aruba and we are now seriously looking at purchasing some land in order to build a small summer house. The time zone difference slows the process down a bit, but we hope to finalise matters in the next few weeks. Did you have any dealings with Banco du Caribe?
I hope your building work is going well and you will be able to use your home this Summer!

Hi again,

You pick a good time to ask about our new house. We are going to look it over this coming week ( 1/20 to 1/27). All the walls and the roof should be up. Hope to finalize any changes and if all goes well it should be finished in June. . . . If all our other plans come to pass, we should be retires and in the house for the long cold winter on 2007 / 2008. . . .

A friend of ours is trying to sell a double lot that he bought at the Boroncan development. It is at the end of the cul-d-sac. It is listed with Sunshine Real Estate on the island. There is a web site for it with a lot of info links also. . . Susan Van Lier is the owner/broker and is very easy to work with. . . .

See you on the island. . . .

The double lot is the area of $70,000.00 (not really sure). Most single lots are in the 5,000 to 6,000 square foot range and go from the hi 20's to the mid 30's. . . . Not all that bad compared to the Boston area where we live. Small lot in our area (close to the ocean) run from $125,000 and up for 5,000 sq feet. . . . . wicked hi. . . . Best bet for you would be to stay in contact with Better Homes and also get in touch with Susan at Sunshine Realty. . . . . There are some good deals but you may need to move quickly. Our subdivision sold out in about 6 months. It has 52 lots and they went quick. . . . .
