I'm at the resort for a couple of the 5 weeks we own. On each visit I become more incensed at the waste of our money on things that are, in many instances, either the result of poor management decisions or patronage of local companies with little or no benefit to the owners. All this with an increase in dues that does little to maintain the value of our investment.

One glaring example of this is the replacement, last year, of the door locking system. I would guess it cost us about $150K to replace the number entry system with the card entry system. This decision, in my view, clearly reflects managements poor decision making and possible patronage. The new system does not work. We are constantly inconvenienced by key cards that do not work, requiring a trip to the front desk to get a working card. The cost of the replacement cards is an additional expense that dues have to now cover and I would guess from the number of cards that fail, that this cost is quite high. I wonder what company has that contract?

Additionally, we now have a security problem that has been created by the new card entry system. Anyone can get into any room at any time. All you have to do is take any key card to the front desk, tell them it doesn't work to get into whatever apartment you want to enter and the desk clerk gives you a card that allows access to the apartment you requested. Whether its an apartment you are registered to appears to be of no relevance. We might as well leave the apartments unlocked as this new system provides little security.

Although not as significant, but still a waste of our money, is the live band which plays several nights/week to a very few people. I submit that this support of local musicians is something we could easily do without or, if there is a desire for some music in the lobby, replace with CD's . Along these same lines are the orientation meetings and raffles of "up to $500 in prizes" that is given out on a regular basis. Even if the cost of these prizes is only $100/week or so, it adds up and accomplishes little other than supporting something other than the owner's interests.

At the same time, maintenance and upkeep of the property is deteriorating at an increasing pace. Areas of potential revenue, such as a broken token dispenser in the game room, seem to be ignored far too long before being tended to. By contrast, Playa Linda for example, an older facility, is in much better shape and appears to be managed far more effectively. In fact, most of the other properties on the island seems to be in much better condition than ours. We should be very thankful that we still have the best beach on the Island or our resort would lose much of it's desirability.

It almost seems like management and our board has lost sight of the value of cost vs benefit and has no accountability with regard to operating expense. At the very least, their judgement as to where to spend our funds seem to be impaired. I applaud your efforts to get our resort to become more responsive to the owner's interest and hope you step up your efforts in this regard.

greg, i agree almost totally with you about these things.

maybe a simple suggestion will at least help a bit with the key cards. upon check in each owner/guest group should be given a password. if they come to the desk, they must know that password to be given a new key. basic, simple and a few keystrokes on the computer to sort it all out.

the thing i disagree on is the orientation. i have intentionally gone to a few of them. (i have never won a thing, lol.) i see that other than some juice and some space, little is given by costa linda. the business owners donate items. it is a great thing for public relations and i can tell you it is non owners that go to these meetings. they set us apart from other places. i will guarantee that it has helped sell a unit or two each year so the money pays itself back many times over.

~ Just a point of info on ELECTRONIC/MAGNETIC KEYS -- I had been told at a U.S. hotel/casino once that if two cards with magnetic strips are next to each other, they might cancel each other out; thus, inoperable. I wonder if that might be happening. Maybe something to tell people when we check in.

Well, LynnS, we (CLBR owners) should have taken the advice of one of the posters on this bb to COPY OUR POSTS HERE from our own bb (once it opened up again). Our CLBR webmaster alerted us yesterday that all the posts under "Members Talk" were deleted because of some snafu by a poster that corrupted the database, and we lost about 6 months of important, informtive information!

margaret, you are right. i was the poster. i am also the 'boss' moderator here. i am also an owner at clbr. i also know how that board loses things. clever accidents seem to happen too frequently. so, i will make the suggestion again.

people of clbr...copy all posts here as you 'attempt' to make them on the clbr board. they will never be deleted from this board unless they don't meet our criteria which is basically no obscenities.
